What size projects does Construct it Yourself work with and why?The system, process, tools, and strategies implemented in Construct it Yourself transcend all project sizes. What changes is the degree of application.  Generally, Construct it Yourself is designed for people with project budgets under $350K.

Below $30K projects are often single trade or DIY projects, but we'll still help you.

Above $350K projects are often sufficiently large, complex, have sufficient risk, and will take more time and attention than owners are equipped for. These project owners should consider the added benefit of Owner Representation Services like those provided by Construction Conductor LLC, our parent company.

How does Construct it Yourself work?You'll be managing the renovation, not swinging hammers, and laying tile. There may be some sweat equity you can put into certain aspects of improving your home, but this program is about managing contractors and tradespeople, not DIY.

Construct it Yourself removes indecision and eliminates the learning curve so that you can maximize your time and get your projects done fast.

You'll be the boots on the ground and the ultimate decision–maker, and you'll have our experts to rely upon as we empower you to be an owner-builder to recoup and reallocate the 30% to 60% in fees.

What is this expertise worth?General Contractors commonly charge 30% to 60% of residential project budgets for project management, overhead, and profit. A project budget of $100K buys $40K to $70K in subcontractor labor and materials. That means that by managing the trade contractors yourself, you are paying yourself. You'll be working for it though! You'll need to devote a few hours per week, depending on the complexity of the project and how quickly you work. If you divide the savings by time required, even on the high side, your time is worth $180 per hour.

Construct It Yourself proposes that YOU replace the GC and manage the project, with our guidance of course.

What is the cost of inaction?Homeowners who attempt to DIY or manage a project without the benefit of a system, industry knowledge, or realistic expectations, have projects that go over budget and take longer than planned.

It is inevitable that an amateur approach will fail in this highly orchestrated endeavor and the very savings you sought to achieve will vanish. This is why you need a system and coaching.

What does Construct it Yourself Cost?Construct it Yourself is priced about 75% less than hiring a general contractor. Prices for specific services may vary and are indicated on those pages.

What does percentage of Cost of Construction mean?Cost of Construction is the general term used to describe the total cost of labor, materials, and associated costs to construct the physical project.

What is the benefit in dollars saved on the sale of your home?The math is straightforward. You have a house you want to sell for $500,000, but you've been told you need $30,000 in work, then you have a house worth $470K. But in a tight housing market, you also have competition: plenty of other comparable homes are available but none are moving because of high interest rates, so the prices are being driven downward. Now, you’re forced to lower the price of your home OR improve its value. We suggest that the key to improving its value is in a light renovation. If you have access to the capital needed to fund the improvements and are willing to put in the time to manage them, you should break even on the updates and stand to sell your home sooner without reducing the price.

Without the improvements, the likely outcome is listing the house and then lowering it by 5% after 30 days. If you list it at $470,000, 30 days later, you stand to discount it by another $23,500. While the lower price may help it move, you are now in competition with everyone else who has also lowered their price. Lowering the price is a war of attrition where the biggest loser is the one who sells their home.

Alternatively, incurring an expense on the front end keeps your home value high. Yours will be one of the first homes to sell because buyers will not have to borrow more for those same home improvements making your home more attractive to buy. If you have positive equity in your home equal to or greater than the cost of renovation, it's an easy decision—spend the money to improve it prior to listing it.

Will you recoup the money you spend?The industry guidance is that project owners will not recoup 100% of renovations. And you should not think of a refresh to add value beyond what the market has established as its value. However that is based on the retail value of a general contractor installed project. What you can expect by using Construction it Yourself, is that you can recoup up to 50% more than when using a general contractor.

But don’t be confused: this is not a DIY project. This is a Construct It Yourself project. Like the conductor of an orchestra, you are the one directing and monitoring subcontractors. The conductor of the orchestra doesn't kick the Cellist from their seat—they know the cello player is an expert and can play best, but the conductor pulls the entire orchestra together. That’s your role.

What is expected of you?As the homeowner you’ll be the eyes, ears, and boots on the ground. You’re responsible for knowing what you want, taking measurements, and using our forms and expertise to help you plan, bid, and manage, your project. Along the way, you'll communicate with contractors and be available to authorize and inspect completed work. With frequent check-ins with the Construct it Yourself team, you will never feel alone as you manage your contractors.

How much time is required of you?The Accelerate service is designed for speed. It requires a couple hours a week to review contractor progress with us so we can help answer quesitons and ensure continued progress. Depending on when you start, you can complete your project in as little as 9 weeks.

Group Coaching courses require a few to a handful of hours per week, depending on which phase of the project you are in and how fast you work and make decisions. This course focuses much more on the planning and bidding phases and explores options to update your home for the long haul—and we encourage you to utilize that more exhaustive program once you've moved into your new home. There, you'll have the luxury of time on your side.

Is managing contractors similar to managing people at work.If you manage people at work then you have the skills to interact with and manage your trade contractors.

How can you be so much less expensive than a General Contractor?Construct It Yourself (CIY) provides a cost-effective alternative to traditional general contracting by leveraging several strategic advantages.

Why is Construct it Yourself not a General Contractor?Industry wide, 85% of construction and renovation proejcts go over budget by an average of 30% and commonly take 20% longer than expected. We think that is a crazy amountof waste. We aim to help project owners redirect and make better use of money that would otherwise be lost to avoidable cost over-runs. 

Contractors spend a lot of money bidding work they never win and owners are seldom clear about what they want, setting up a game that ultimately leads to disagreements, arguments during construction, and sometimes litigaiton after where only attorney's win. 

At Construct It Yourself (CIY) we made a conscience decision not to be General Contractors because we want to fundamentally change the way owners and contractors work together, so projects move quickly and everyone wins.
