The Three Project Phases
Every project has three Project Phases: Planning, Bidding and Construction. The durations vary with project size.
Planning Phase
The Planning Phase is when you define what you want.
It is the foundation for smooth and predictable Bidding, and Construction.
This is the fun, dreamy part of your project, where you can imagine all the possibilities and figure out what you want.
Bidding Phase
The Bidding Phase is when you find, interview, negotiate, and select the best bidder(s).
This is your opportunity to find the best contractor and negotiate the best price for your project.
Any pricing you don’t lock down in the Bidding Phase, becomes a change order during construction.
TIP: Change Orders are little like tooth aches; they don’t always start out big, but they’ll pile up to a load of pain.
Construction Phase
The Construction Phase is where the project gets built.
It can feel the most exciting because it’s when your plan becomes real; it’s also when unresolved issues reappear as extra costs.
The three project phases are all, necessary for project success.
TIP: Deal with issues as early as discovered to prevent the problem from snowballing.
